Rent Your Property: If you have a property you wish to rent, for just €65 we will visit your property at a mutually convenient time and take up to 8 internal & external photographs. Our eye catching 'To Let' sign is then placed on your property (if required). A detailed narrative of the property will also be written then placed on our website within 72 hours.

Once online and viewable to millions of potential tenants/holiday makers your property will be marketed using internet, magazine & newspaper marketing campaigns; we also have an office based in the Mazarron area.

We also prepare:

  • A full inventory
  • A Landlord / Tenant rental agreement with full terms & conditions
  • A rent / utility collection service (to be paid into your bank account)
  • Hold bonds / Prepare spreadsheets
  • Keep check of the property on a monthly basis
  • Dealing with tenants/guests enquiries
  • Updating property details when required
  • Checking inventory after rental

We meet tenants/guests at our offices, complete contracts, take bonds & copies of passports, provide keys and accompany tenants/guests to your property.

We place in every rental property manual instructions for TV's, washing machines etc. together with property rules & our contact number in case of emergency.

We will contact the owner as to any maintenance work required. (We do not carry out maintenance work but can provide a list of legal & registered professionals)

For clients who wish to advertise & market the property themselves we can offer the following services:

Advertise your holiday home on-line
Holidaymakers/Tenants will contact you directly through your advert, we can provide a detailed description, take a total of 8 internal & external photographs including an image of the nearby beach (or you could supply your own description & photographs) we will update your property details as and when required. We have a link pointing people to www.visitcamposol.com which is a very informative site having maps, timetables, tourist information, surrounding areas, photographs etc - €100.00 per annum

Key holding (only) - Keys will be held and made available to guests / persons whom the owner authorises, keys will be available from Monday - Friday between the hours of 9.30am - 5.30pm - €10 per month (min 6 months)
Out of hours, weekends & public holiday call out charge - €30.00

Meet & Greet (only) - A contact number will be supplied to your guests we will arrange a meeting point welcome and transfer them to your property and provide them with your keys. €30.00 per visit

Welcome packs - These are ideal for guests arriving late at night, Sunday's or Spanish public bank holidays - €25.00 per pack

Car hire & airport transfers - We can arrange car hire from the arrival airport or arrange taxi transfers: Quotes upon request.

When I first came to Spain and looked into the fees property agents charged, I felt they were a little high for the work involved. But, over the years that I have been in property management, I have come across many different types of tenants and found that overall; the money charged to the owner is well worth it, and probably too cheap. Consider the following costs and efforts expended by the property agent:

Advertising Costs
Advertising is expensive. Just running an ad in the local paper over the course of a month can run into a 3 digit figure, but like ourselves many Agents have websites; which incur monthly costs, as well as time and effort to gain top ranking exposure on the web, not forgetting the cost of signs & brochures. Truly, advertising is costly.

Communication & Office Costs
Today, it is a must for an agent to have a phone, internet, and email to be able to make a living. Most agents maintain their own website, in order to generate more exposure for their properties. So alone the cost of these services tends to be high, there is the cost of returning calls & e-mails, postage, printing etc. Only a minority of agents own their own office; the majority pay an office rental fee which tends not to be cheap, either.

Fuel and Auto Repair
Fuel costs are expensive, especially when you consider agents have to drive back and forth to your property, waiting for the no show prospective tenant, today I call contacts to save time and fuel before I leave the office, which adds to the communication costs.

Tenant Maintenance
This is the most costly for property agents. No matter how much screening is done to a perspective tenant, there is still no guarantee that the tenant will pay, or will take care of the property. As I have begun to manage more tenants, I find that a small percentage of the tenants cost me a ridiculous amount of time and money just getting the rent from them every month, not to mention the costs associated with cleaning up their messes.

So now that you are aware of some of the costs that property managers incur, look at the fees they charge. Typically, most property agents charge 15% of the rent every month for maintenance of the tenant. You may think the cost is high, but again, consider the costs above that the property agent is paying for. Also, some property agents are charging additional money to handle repairs; again having to manage a contractor and checking up on the work to make sure it is done correctly is worth the additional money. One last fee that property agents are charging for these days is an up front fixed fee to cover initial costs, particularly in advertising and setup costs. So the bottom line is, do you want the hassle with everything mentioned above, or would it be easier to just let the management company handle it? Obviously it is up to you, but you should now be a little more informed about what it takes to manage properties.
